Operating manual · Concept workspace
Run the desk with confidence.
Triborough is the owner view for a staffed rental operation. Use it to see what moved, open the record behind it, and act only when the decision belongs to you.

First use
Start in 90 seconds.
Read the operating brief
Open Operations. Scan the owner authority queue first, then the four pulse figures and desk dispatch. Routine work is already summarized.
Go to OperationsOpen the underlying record
Use a row, card, arrow, or Find anything. A useful summary should always lead to a property, unit, applicant, document, lease, or Ledger entry.
Open the building registerAct only at the authority line
When the interface says Waiting on you, review the full record before approving, declining, holding, sending an offer, or signing.
Open a decision packetThe operating rule: scan the summary, open the record, then make the decision. Do not manage the routine follow-through from the command center.

Record journey
Follow one rental from listing to proof.
A record should gain context as it moves. The route below shows where the desk works and where Nelson's authority enters.
Control guide
Use the prototype like an operating app.
Search globally
Open Find anything or press ⌘ K. Search an address, applicant, or workspace. Press Escape to close.
Move an application
On Applicants, drag a card into another stage or use its stage menu. The column totals recalculate from the desk record.
Open every record
Rows and cards with arrows are links or drawers. Use them to inspect context instead of treating a collection view like a spreadsheet.
Filter without losing context
Use the Ledger categories, lease state filters, document scope, search, and status segments to narrow the register. Clear the filter to restore the whole record set.
Confirm owner actions
Applicant and renewal actions use a confirmation step. The choice then appears in related counts, stages, and authority queues.
Understand desk state
Applicant moves and owner decisions write to the protected desk record. A refresh reads them again. Journal activity remains a repeatable walkthrough.
Keyboard and access notes
All primary controls can be reached by keyboard. Use Tab to move, Enter or Space to activate buttons, arrow keys inside native selects, and Escape to close search or a dialog. The visible focus ring shows your current control.
On a phone, the top workspace navigation scrolls horizontally. The active workspace centers itself.

How to read system language
- Owner desk
- The private workspace is available for review. Connection status is stated separately on the operating surface.
- Owner authority queue
- A sample task prepared for a broker decision, approval, offer, or signature.
- Current / Verified
- The displayed walkthrough record is reconciled inside the desk journal.
- Source labels
- They show the intended origin of a record. They do not imply an active connection to that third-party service.
Concept environment. Names, headshots, units, applications, documents, leases, metrics, and activity are fictional or illustrative. Production scope, data migration, permissions, retention, security, service levels, supervision, and outside connections are finalized before implementation.
